It’s an industry sales secret of real estate professionals on all levels. Big-time brokers at multimillion-dollar marketing companies and small-time Realtors all know that cookies, especially the smell of them baking in an oven, are the home seller’s secret weapon.
It’s no coincidence that big supermarkets bake bread and cookies right in the store. Appealing to the sense of smell is a relatively new concept in sales called scent marketing. The concept is simple, but the science and psychology behind it are quite complex.
“Any scent that generates a pleasurable and positive memory. It’s mostly food scents that remind you of home, your childhood or the home you’ve always dreamed of,” adds Harald Vogt, founder of the Scent Marketing Institute.
Vogt advises home sellers to stay within the context of their homes when purposely filling them with a scent. Light a fire if you have a wood-burning fireplace, especially during the cold winter months.
On the other hand, you may want to fill the home with the scent of lavender or citrus during spring and summer.
